We offer our clients a hands-free and flexible renting model that includes:

This is pretty much based on the existing property condition and current market rates. 


We find only professional and fully vetted tenants for your place. 


Our tenants come from all types of jobs – finance, consulting, insurance, media, you name it.


Our contracts last from a minimum of 1 year up to a maximum of 5 years. 


We pay you slightly less than the market rental value we aim to get for your property. In return, you get the comfort of a secure monthly income guarantee, even if it's a tad less than the market rent. 


Based on our experience, our landlords usually end up with a higher annual income compared to those using traditional services or managing things solo. That's because issues like vacancies, rent delays, legal matters, and other unexpected disruptions to your income are our problem, not yours. 


Room8s pays for all utility bills and council tax at the property. 


The Landlord is responsible for the service charge and ground rent if the property is owned under a leasehold agreement. 


We do! 


Our maintenance team checks issues right away, and 90% are fixed instantly without needing another visit – all for free.


If we can't fix it, we will seek to use external contractors at fair market rates. We will let you know and you can also find your own or use insurance if needed.


For repairs over £250, we will ask you before going ahead. By sending our own team first, we cut call-out costs, saving you money on unnecessary charges for simple fixes!
